Q. I have
heard that the electricity in the DR. is not consistent?
A. that is true, the electrical service has
many interruptions and the voltage is not consistent. At RCL
we have our own energy 24 hours a day.
Q. Can I use
my American/European
electrical appliances?
A. Yes. If
you ask your villa can have both 110V and 220V
electric.
Q. Is the Pool water fresh or salt water?
A. All of
the pools are fresh water and are connected to a
supply of fresh water from the wells of RCL.
Q. Who looks
after the pool, garden and garbage disposal?
A. RCL
provides the pool and garden service as well as the garbage disposal.
Q. How is my property registration done in the
A. All of the villas in RCL are registered and issue a
Government Registry office Title. You will also receive a land survey for your land.
Q. Is my property protected from third parties obtaining
information of my ownership?
A. Yes. In

have my villa looked after and rented while I am absent?
A. Yes, the
administration office can look after your villa for rentals and maintenance.
Q. I like the villas of RCL very much BUT can we have a
different type of wood and kitchen equipment?
A. You can
have your villa as you prefer. We have access to all material available for
construction and accessories for the villa. Each villa in RCL is as you want…this is not prefabricated but built to order.
Q. What is the completion time for a villa in
RCL?
A. We
guarantee completion in 8 months.
Q. What is
the procedure for payment?
A. You pay
the price according to a legal contract. You pay in stages as per the
construction progresses. The final payment is due when we give you the key and
the villa is without defects. All payments are made to
a U.S. bank account.
*Some short term FINANCING may be
available. 65%
down in stages during construction and the balance payable over 3 to 4 years.
Q. The site mentions includes pool.
A. The pool is modest to suit the villas...approx 17 x 22 feet...about 375 sq
ft surface. You can have the pool also made with 500 sq ft surface
area…about 16,000 gallons (slight extra cost)
Q. What are the
monthly fees?
A. The monthly fees are US$215.

Q. Is there A/C in
the villas?
A. No but it can be installed for extra US$2500. approx. for a split
system, super quiet and in both bedrooms.
Q. How many villas are in the resort now?
A. There are currently 38 villas built and lived in.
Q. What sort of rental
fees are possible and who rents it out for us?
A. The Administration of RCL rents out the villas...they have good contacts in
the
Medium & Large Villas –from US$80. per
day*
Premium Villas – from US$110. per
day*

Q. How close are the lots to the road?
A. Distance to the Sosua-Cabarete highway is 600m..approx
1/2 mile
Q. Are there annual taxes on the villas?
A. Annual taxes are 1% of the appraised value that is over US$150,000. (approx) (the first US$150,000. is
exempt)
Q. What is the
approx. monthly cost of water& electricity
A. Approx monthly of Water & Electric depends totally on usage. Less if A/C
not being used and much more if A/C is used....US$60. to $180.
