The amount of land over 800m2 is 572.58m2 so the cost price is 572.58 x 45$ per m2 = US$25,766. additional to be added to the base price of the model price you have chosen.
If the lot is on particularly steep hill or grade then the plans probably will have to be modified (usually with a sub grade construction under part of the home which will also add to the price but will add extra rooms or additional space)
The purchaser will need to discuss each lot that they may have an interest in with the builder as to which models or modifications would be required to build on that lot.
AS this is a quite hilly project with many good views to the ocean and valleys and very few lots are flat it will be almost impossible to chose a design and finalize a price without being on the actual site.
